Cornelia Butler

About

Hi, I’m Cornelia.

Mortgage Broker with BRX Mortgages Inc in Kelowna, licensed in British Columbia and Alberta.

I write for Canadian homeowners, landlords and financial professionals who want to understand how mortgage structure can affect debt, taxes and long-term plans.

A mortgage decision can reach far beyond the rate and monthly payment. I created this publication to explain the choices that often receive too little attention at signing, including readvanceable mortgages, the Smith Manoeuvre™ and Rental Cash Damming. My goal is to help you see how the debt is arranged, how money moves each month and which questions belong in a conversation with your accountant or financial planner.

What I cover

Mortgage structure, explained plainly

You’ll find practical explanations of the Smith Manoeuvre™, Rental Cash Damming and tax-efficient debt structures. I also write about mortgage planning for homeowners with equity, people who own rental property and first-time buyers learning how approval, incentives and the purchase process fit together. For example, a landlord’s choice to use rent for a home payment before paying a rental expense can change the tax treatment of borrowed funds, so the order of each transaction deserves careful attention.

Who it’s for

Homeowners and advisers asking better questions

My primary readers are homeowners aged 35-55 with mortgage equity or rental property in British Columbia and Alberta. I also write for accountants, financial planners and realtors who want a plain-language resource when clients ask about the Smith Manoeuvre™ or Rental Cash Damming.

How I work

The mortgage stays on my radar

I’ve worked as a mortgage broker for 20 years and hold the Smith Manoeuvre Certified Professional designation. I look at the mortgage as one part of a broader financial plan, then stay connected after funding so the structure can be reviewed as a client’s life and goals change. Because these strategies involve borrowing, investing and tax rules, I explain the mortgage mechanics clearly and encourage coordinated advice from the client’s accountant and financial planner.
